MLS Field Explanation:

An MLS requires that specific fields be included in an MLS property listing for the listing to be uploaded to the MLS system. The quantity and specificity of required fields varies by MLS based upon regional property attributes. For instance, a property located in a mountainous region will warrant different information than a beachfront property.

During the MLS Request process, only the fields required to successfully upload the property to the MLS are available to you for input.

Some fields will be free form text fields which will have text character limitations. Please look for the character number limitations and adhere to them. The system may not stop you from typing, so please use the word count feature of your word processing program. Make sure to include the spaces and punctuation in the count as well.

Some fields will require a choice or allow for multiple entry choices from a list. Please look for any limitations on the number of items that can be chosen.

You may purchase MLS information field upgrades at any time after the MLS listing has been completed.

Change Fee Explanation:

When a change to the MLS listing is requested, there will be a $3.00 change session surcharge added to the change fee(s) associated with the requested change.

Example: List price change requested

$10.00 Total Charges

If more than one change is requested, the $3.00 surcharge is only collected once.

Example: List price change and a commission change is requested. The cost will be

MLS Virtual Tour Link Explanation:

To place a virtual tour on an MLS listing, the format of the Virtual Tour must be acceptable within MLS regulations.

A local Virtual Tour provider will be able to create your Virtual Tour and supply links to the Virtual Tour that can be used on the MLS and on Realtor.com. If you want a link for the MLS, you must specify that you need a link to the "Unbranded" Virtual Tour.

The Virtual Tour provider will also be able to post your Virtual Tour to your listing on REALTOR.COM®

Free Realtor.com text upgrade explanation:

Free Text Upgrade

An MLS will decide what listing information shall be forwarded to Realtor.com. Some MLS’s provide the text description that is on the MLS listing to be displayed on Realtor.com. If the MLS in which your property is listed is one of these, then the text upgrade will be Free.

If you wish to add to the text or replace the text with up to 2400 characters, it is an upgrade and will incur the $20 change fee.

Upgrade

If the MLS in which your property is listed does not supply the text from the MLS listing to Realtor.com, adding text up to 2400 characters is an upgrade and will incur the $20 upgrade fee

Changes after text upgrade has been purchased

Once the $20 upgrade/change fee has been purchased, subsequent changes shall be priced from $7, $12, or $15 based upon amount of text to be replaced, added, or deleted.

Realtor.com Virtual Tour Link Explanation:

The Virtual Tour link upgrade will place a prominent link on the Realtor.com listing which will lead to your photos page on your www.iggyshouse.com property page.

With this upgrade, all of your images are available through Realtor.com. You may add* or delete images as you wish for free. You are in control of the display.

* Restricted Images: Sellers can add images at will to their property page however; images may not contain any contact information such as names, phone numbers, email addresses, or URL web links. See listing rules regarding images.

Local Virtual Tour Service Provider

A local Realtor.com approved Virtual Tour provider will be able to visit your property to capture images and create a Virtual Tour of the property. They will be able to attach it to your Realtor.com listing.

Realtor.com Images explanation:

Included with your free MLS listing are two images that will transfer to the Realtor.com listing at no charge.

The Realtor.com listing allows up to 25 images to be uploaded. When the MLS image upgrades are purchased, the first six images (including the initial 2) of an MLS listing will also show on Realtor.com. Therefore to add images to your Realtor.com listing, it is cost efficient to add the first four as MLS image upgrades. If you wish to have more than 6 images available on your Realtor.com listing, you will then add more images as Realtor.com image upgrades.
