MLS Information Field Explanation:
An MLS requires that specific fields be included in an MLS property listing for the listing to be uploaded to the MLS system. The quantity and particulars of required fields varies by MLS based upon regional property attributes. For instance, a property located in a mountainous region will warrant different information than a beachfront property.
The optional fields can be utilized if purchased as upgrades following the activation of the Free MLS listing or by choosing the Monthly MLS upgrade anytime during the Free MLS period.

Cancellation/Lease Fee
Cancellation:
The $25 cancellation fee is collected when a seller requests the status of “cancelled” through the website.
During the Free MLS listing period, sellers can avoid the cancellation fee by waiting and allowing the MLS listing to expire at the end of the 30 day Free listing period.
Lease:
During the time a seller’s property is listed for sale on the MLS through an Iggys House listing broker, if a seller enters into a lease or lease-option with a tenant and wishes to remove the property from the market, they can choose the “Leased” status. Functionally, it will have the same effect as choosing the “Cancel” status and will incur a $25 fee.

Closing Fee
IggysHouse.com listing brokers will review the closing statement with the seller prior to closing to answer any questions and to make sure that all fees and charges appear on the correct side of the transaction. IggysHouse.com listing brokers collect a closing fee of $149 from the seller at the closing/settlement of the property for this service.
This fee will be on your settlement statement as a seller cost of closing.
The closing fee is collected only for successful transactions and will not be collected unless there is a closing.

Realtor.com®
Properties listed on the MLS will automatically show on Realtor.com®. Only the first 4 images on the MLS listing will appear on the Realtor.com® listing page. There are upgrades available for the Realtor.com® listing page that are included with the purchase of the showcase listing upgrade.

Agent Assistance
Pricing Assistance through a professional licensed agent is available at any time including prior to the initial Free MLS service in order for the seller to price the property correctly.
During the Free and Monthly MLS periods, if a seller wishes to have the listing agent manage all potential buyers, they can purchase the Buyer Lead Management service.
Transaction Support: When an offer to purchase the property is presented from a buyer or a buyer’s agent, sellers can utilize a number of agent services to best fit their needs for additional fees. Transaction support services include: advice, document preparation, negotiation, and the “contract to closing” option.
During the Free and Monthly MLS, if a seller wishes to upgrade to a Traditional Listing Service, the listing agent will provide all of the services a seller would expect from a Traditional listing broker.
If a seller chooses the "Contract to Closing" or "Traditional Listing Service" upgrades, the $149 closing fee will not be collected.

Realtor.com® Virtual Tour Link Explanation:
IggysHouse.com Virtual Tour Solution
This Virtual Tour link upgrade will place a link on the Realtor.com® listing which will lead to the photos page on your www.iggyshouse.com property page.
With this upgrade, all of your images are available through Realtor.com®. You may add* or delete images as you wish for free. You are in control of the display.
* Restricted Images: Sellers can add images at will to their property page however; images may not contain any contact information such as names, phone numbers, email addresses, or URL web links. SEE LISTING RULES regarding images.
Local Virtual Tour Service Provider Solution
A local Realtor.com® approved Virtual Tour provider will visit your property to capture images and create a Virtual Tour of the property. They will be able to place it on your Realtor.com® listing.

Listing Rule Violation Fees
The MLS Listing Rules are very important. These fees are only collected from the seller should a violation occur. Sellers agree to pay any fines collected from IggysHouse.com listing brokers that are caused by seller negligence of the listing rules. Any fine that is passed along to a seller will be accompanied by a violation notice from an MLS or State Regulatory Agency.
Following the listing rules will keep sellers from having to pay fines collected by an MLS or State Regulatory Agency. Fines for violations will not be an issue if sellers follow the MLS listing rules.

Changes and Change Session
Changes to the MLS listing are available during the Free MLS period. Price and commission change requests are priced at $9.95/change session. For instance, if during the Free MLS period, the seller wants to change the MLS price and the commission offer to buyer’s agents, it would cost $9.95. MLS information fields, MLS text, and image changes are priced individually during the free MLS period. If the seller wishes to change the MLS price, commission, and change the MLS text, it would cost $19.90. Image changes are priced at $5/image uploaded.
Changes to the MLS listing are available during the Monthly MLS through change sessions. Change sessions are available at $9.95/session. The seller can request an MLS price/commission change session and/or an MLS information field/MLS text change session. As with the Free MLS period, each image change shall be $5/image uploaded during the Monthly MLS.

Buyer Lead Management
During the Free and Monthly MLS periods, sellers can purchase this service so that the listing agent will be the contact person for the property. The agent will qualify the potential buyers as candidates to purchase the property regarding their needs and financial ability. Qualified candidates will be forwarded to the seller for showing appointment scheduling. For additional fees, the listing agent can perform showings as well. Any contact from buyer’s agents representing a buyer will immediately be forwarded to the seller for showing appointment scheduling.

Offer/Contract Advice
During the Free and Monthly MLS periods, a seller may wish to engage a licensed agent for Offer/Contract advice once an offer is presented by a buyer or buyer’s agent. This service will enable the seller to obtain advice from a licensed agent through phone conversations. The price includes advice for specified offers and contracts to the end of the negotiation phase (including initial inspections if applicable)

During the Free and Monthly MLS periods, a seller may wish to engage a licensed agent for Offer/Contract advice and document preparation. This service will enable the seller to obtain advice from a licensed agent through phone conversations and have the agent prepare all counteroffer documents for the seller. The price includes advice and document preparation for specified offers and contracts to the end of the negotiation phase (including initial inspections if applicable). Subsequent contract addenda required between the end of the negotiation phase and closing will be $20 each. (example: closing date extension addenda)

Advice/Document Prep/Negotiation
During the Free and Monthly MLS periods, a seller may wish to engage a licensed agent for Offer/Contract advice, document preparation, and negotiation. This service will include the services of advice and document preparation as well as the negotiating skills of the professional licensed agent. All offer/contract negotiations will be conducted through the licensed agent with the seller’s direction. The price includes advice, document preparation, and negotiation for specified offers and contracts to the end of the negotiation phase (including initial inspections if applicable).

"Contract To Closing"
During the Free and Monthly MLS periods, a seller may wish to engage a licensed agent for all of the essential services provided by an agent once an offer has been presented by a buyer or buyer’s agent. These services include advice, document preparation, negotiation, and closing assistance. The price includes all services including the closing statement review through to closing, termination of the specified contract, or 180 days from purchase of service.
*Note: Since the “Contract To Closing” service bundle includes closing statement review, the $149 closing fee will not be charged to the seller at closing.

Traditional Listing Service
During the Free and Monthly MLS, a seller can upgrade to a Traditional Listing Service. This service includes the listing agent visiting the property, negotiating a new commission for the upgraded listing agreement, and providing all of the services a seller would expect from a Traditional listing broker through to closing or expiration of the listing agreement.
*Note: Since the Traditional listing service bundle includes closing statement review, the $149 closing fee will not be charged to the seller at closing.
