Do you charge a fee if I post my home on your website?

No. You can post your property on our IggysHouse.com website for free.

What is a FSBO?

"FSBO" means "For Sale By Owner". A property that is referred to as a "FSBO" means it is not listed in the MLS.

An MLS listing has an offer of compensation/commission guaranteed to the agent supplying a buyer to the transaction. If an agent arrives to a home that is listed on the MLS and sees a FSBO sign or is told that the property is FSBO, they immediately conclude that the compensation is not guaranteed and they will not want to show the property or allow their buyers to view the property until there is an agreement for compensation signed between the seller and agent representing the buyer.

Seemingly an issue of semantics, referring to or advertising a property as FSBO when there is an MLS listing will not help to achieve the sale of the property.

Do I owe a commission to Iggys House when I sell my property?

A property posted on www.iggyshouse.com without proceeding with the Request MLS procedure is considered a FSBO property. Iggys House does not collect any fees for this service.

If you proceed with the MLS listing request, you will have the opportunity to offer compensation to brokers/Agents to supply a buyer to the transaction. You will be responsible for paying the offer of compensation.

Iggys House Realty, Inc. (your Listing Broker) does not collect any commissions or transaction fees at closing for its listing services.

How long does it take for my home posting to appear on the IggysHouse.com website?

Once you submit your home posting to us for publishing under normal volume circumstances, the property will appear on IggysHouse.com within 24 hours. However, if we are experiencing heavy volume, it can take up to one or two days. We review postings before they appear on our site. We’ll alert you by e-mail when we have activated your posting on our site.

  • The Content Review process is serviced throughout the day during business hours. Sometimes there is a delay due to our popularity, but normally a property will be screened within 24 hours of original publishing.

What is an IGGY Number?

We assign a unique IGGY Number to each property that we handle for sellers. We e-mail the IGGY Number to you. Please write it down and refer to it when communicating with us about your property.

What are the benefits of posting my home on your website?

You can create an online showcase for your home, for free.

You can use easy tools - such as links from other websites and e-mail campaigns - to drive even more buyers to your home's showcase. We tell you how, when you post a home on our site.

Can I list my rental property on Iggys House?

Currently, Iggys House does not allow rental properties to be placed on the website.

How will potential buyers visit my home?

Buyers can contact you and schedule a private appointment for you to show them the home at your convenience. You can hold open houses and advertise the date and times on your IGGYS posting. Or you can allow buyers agent's to bring clients to your home and have them show it for you if you're not going to be home at the time.

Are open houses an effective marketing tool?

Yes. In 2007, 54% of all buyers said that open houses were a very useful or useful source of information about homes.

You may want to have a limited number of 2-4 hour open houses on the weekend. If you hold open houses, you can announce them on your IggysHouse.com posting, with yard signs, and even in the local paper.

How do I let buyer's agents into my house when I am not home?

When you are not home, real estate agents can use a lockbox to gain entrance to your house in your absence. The lockbox holds a key to your house, and is placed outside of your house, hidden from plain view. You give the agent the combination for the lockbox, and tell the agent where it is located. The agent uses the combination to open the lockbox and access the key. The agent is responsible for protecting the house during the visit, and putting the key back in the lockbox when done. You can purchase one of the most commonly used lockboxes from us. (Available in most but not all areas. Check availability.)

If you are going to use a combination lockbox, then we strongly suggest that you

  • do not leave the lockbox in plain view.
  • ask for the agents Real Estate license number and Brokerage name
  • check with the agent's office to verify the agent works there.
  • change the combination every 7-10 days
  • tell the agent that you do not want the buyers to view the home unaccompanied

How do I change my Member Profile?

The member name, contact numbers, and email address can be changed by clicking the "My Profile" button in the upper right of the "Manage My Listings" page. *NOTE – changing your email address will change your login sequence. The password will remain the same but you will now login using the new email address.

How do I delete my property from www.iggyshouse.com?

A "Delete Property" button will be located in the middle to the left on the "Manage My Listings" page. – Once the MLS process is begun, this delete button will not be available until after your MLS listing has been cancelled or expired.

How can I cancel my MLS request once I have begun?

Send an email to help@iggyshouse.com requesting that your MLS request be cancelled.

Why does the republish button stay viewable after I have clicked it?

The republish button will stay available always. The text that accompanies the button changes when the updates are completed.

Why can’t my property be displayed or properly displayed on the Google Map?

Mapping programs are still far from perfected. If your property is recently built, the address may have not yet been added to the database. Sometimes, you must completely spell out the directional indicators or even the type of street modifier such as (LN = Lane, RD = Road, ST = Street) when placing the property on the Iggys House website.

If the property is on the map, but in the wrong place, the database from which the information is being transferred may be wrong. We suggest making the correction using: http://mapinsight.teleatlas.com/mapfeedback/index.php

I cannot enter an offer of commission. Why?

Sellers are given the opportunity to set an offer of commission within the Request MLS process.

The commission field in the edit property section of the website is not active until the MLS request process has been completed.

This commission field does not show on the published version of the property on www.iggyshouse.com. It is only for setting and changing the commission for MLS listed properties.

How do I make changes to my Iggys House property?

From the "Manage My Listings" page, click on the "Edit Property" button. There are yellow tabs across the top as well as all property page information and features can be edited from that page. Make sure to click the Republish button to activate your changes.

To edit the "Features", scroll to the bottom of the edit property page and select to edit each feature individually.

When changing price, clicking the submit button will submit the change. To edit the property further, click on the yellow "Edit Property" tab. Remember to click "Republish".

Do the changes I make to my Iggys House property automatically change on the MLS or Realtor.com listing?

Text and image changes that are completed on the Iggys House property will not automatically change on the MLS and Realtor.com listings.

Price, Commission, and MLS Status changes requested through the website procedures will be completed and a confirmation email will be sent to the seller.

What types of property do your free services cover?

Our free services for sellers handle many, but not all, types of properties. Which we handle depends on whether (1) you are creating a free online showcase for your home on IggysHouse.com, or (2) we are listing your home on an MLS for free.

MLS Listings

How do I get an MLS listing for my property?

Once your property has been published look for a button on your "Manage My Listings" page located in the lower left labeled "Request MLS".

Members requesting an MLS listing must proceed through the entire Request MLS procedure.

This will include:

  • Providing the required information for the particular MLS in which the property will be placed
  • Selecting and Uploading images for the MLS listing (can be images that are already on the www.iggyshouse.com property page, Image #1 must be a frontal exterior image of the property or building)
  • Providing the full legal name(s) of the property owner(s) – see other types of ownership here
  • Agree to keep Iggys House updated immediately should the listing status change
  • Providing an offer of compensation
  • Providing ownership verification documents via FAX or Email
  • Electronically signing the MLS authorization and other listing documents (This is equal to signing a paper document and constitutes a legal contract)

What is the significance of the MLS Listing authorization?

The electronically signed (typed) listing authorization gives Iggys House Realty, Inc. the right to place the property on an MLS system.

What are the terms of the Iggys House Realty, Inc. MLS listing authorization?

The Iggys House listing authorization is an extremely consumer friendly agreement. It is not a typical listing agreement a traditional Real Estate broker would use. It is a 1 (one) year agreement. The agreement can be cancelled for any reason by the seller by updating the MLS status to "Cancelled". (Listing rules apply: THIS STATUS SHALL NOT BE SELECTED IF THERE IS A VALID PURCHASE AND SALE CONTRACT ON THE PROPERTY. THIS ACTION COULD RESULT IN MLS FINES.)

Broker may cancel the agreement for any reason with written or email notification.

Can I see a copy of the Iggys House MLS listing authorization before signing?

Since the Iggys House MLS listing authorization is electronically signed, a blank version is not available other than when it is being signed.

How do I get a copy of the MLS listing documents after I have signed them?

You will receive an email with a link to your MLS listing documents once they are signed. The MLS listing documents are also available through your account on www.iggyshouse.com. From the "Manage My Listings" page, there will be a link to "View your MLS Documents".

Does my property tax record from the online County Records website qualify as an ownership verification document?

Many counties (not all) have property tax records viewable on the Internet, but these records are accessible to the public and anyone can send this information and therefore does not qualify as ownership verification. If you can find your property tax record on your county tax assessor website, we want you to include it with your ownership verification document fax or email.

Why is an ownership verification document required to be faxed or emailed? What documents qualify?

As an online service, and since we will not be visiting your property, Iggys House requires a document that proves ownership. A qualifying ownership verification document will have arrived to the address via regular mail and has the address of the property to be listed as well as the name of the owner. Copies of Utility bills paid online are acceptable since there is always a secure login to the account. Below is a list of the most common acceptable verification documents. Alternate verification documents are listed below.

COMMON:

Mortgage Statement – Must be dated within previous 3 months

Utility Bill – Must be dated within previous 3 months

Property Tax Invoices

ALTERNATE:

Closing (Settlement) Statements – MUST BE SIGNED – This is used if a property has been purchased recently and the property tax records for the county have not been updated yet

Deed – Copy of actual Deed – signed by previous seller

Association (condo or homeowner) Invoice/Statement – Must be dated within previous 3 months

What is your Fax number or email to send the ownership verification document?

What if the owners name and the member account name are not the same?

There can be many reasons why this would be the case. The most common is that the property owner last name is a maiden name and the married last name is the member name.

During the verification process, if we discover a difference in owner and member names, we will send an email requesting an explanation. You may write the explanation on the bottom of the fax cover page when sending your ownership verification document and property tax record (if available) if you know it will be an issue.

Can I have an MLS listing through another Real Estate Broker?

While you have a valid MLS listing authorization with Iggys House Realty, Inc., your property may not be listed with another Real Estate Broker. In fact, any other Broker would most likely ask you the cancel your MLS listing with Iggys House before listing your property.

Why is my property listed in an MLS that is not exactly "Local"?

MLS’s require membership in order to list a property in that particular MLS. While there are about 900 MLS’s across the country, it is not feasible for Iggys House to be members of all MLS’s. Iggys House designates MLS service by property zip code on a regional basis. Your property may not be in the exact "local" MLS, but it will get exposure to buyers and buyer’s agents through other Internet websites such as Realtor.com. How do I update the MLS status?

Once a property is listed on the MLS, the button that previously was called "Request MLS" will change and be called "Update MLS Status". Choose the correct status, and then click "Confirm/Modify".

What Statuses are Available?

Active – This is the default. To keep your property actively listed, select this status. This status is also selected, if the status is currently "Temporarily Off Market" and you wish for the property to be actively marketed once again. This status is also selected if the current status is "Under Contract" and the buyer and seller have agreed to terminate the contract.

Temporarily Off Market – (Not available in all MLS’s) This status is selected to place the property "on hold" and have no showings until placed into "Active" status again. This is used if the seller is doing some modifications to the home such as painting, taking a vacation and there will be no one to schedule showings for the property, or perhaps has guests in town and there should be no showings scheduled during their stay. THIS STATUS IS NOT USED TO TAKE THE PROPERTY OFF THRE MARKET WHEN A CONTRACT HAS BEEN SIGNED. THIS ACTION COULD RESULT IN MLS FINES.

Under Contract – This status is selected when both buyer and seller have signed a purchase and sale contract on the home. Even though there may be an inspection or attorney review period following the signing of the contract whereby the buyer can cancel, this status must be selected within 24 hours of a contract being signed.

Sold - This status, while viewable, will only be available to be selected after the selection of "Under Contract" has been selected by the seller and processed by Iggys House. This status should be selected within 24 hours after the closing has occurred.

Cancel – This status should be selected if you wish to cancel the MLS listing and MLS listing authorization with Iggys House. THIS STATUS SHALL NOT BE SELECTED IF THERE IS A VALID PURCHASE AND SALE CONTRACT ON THE PROPERTY. THIS ACTION COULD RESULT IN MLS FINES.

You will have the opportunity to remove your property from www.iggyshouse.com as well by selecting this status. If removal is not selected, the property can remain on www.iggyshouse.com for as long as you wish. However, the property can be removed from www.iggyshouse.com through your account. The "Delete Property" button will be located in the middle to the left on the "Manage My Listings" page.

Why do I have to update the MLS status on the Iggys House website?

Iggys House Realty, Inc. has the same responsibilities to operate within the MLS regulations as does a traditional Real Estate brokerage. Therefore, we can get fined for violating those regulations. Only your cooperation and correct updates to our system can keep violations from occurring.

Can I see my MLS listing sheet?

If you have requested changes or upgrades to the MLS listing and have been notified that they have been completed yet they are not showing on the MLS listing sheet when you try to view it through your account, your browser most likely has the display for the previous MLS listing sheet from the most recent viewing of the MLS listing sheet in its memory. The browser "cache" will try to reduce the time it takes to display items when downloaded from a particular URL web link. Therefore it will display what it has in memory if it has been recently downloaded. The "cache" does not take into account that Iggys House has changed the file that was last downloaded. If you are having this issue, clear your browser cache. If the problem persists, send an email to help@iggyshouse.com

Why is my phone number not on the MLS listing sheet?

MLS regulations prohibit seller contact information from being placed in any fields the public will see. On Iggys House Realty, Inc. MLS listings, seller contact information is included in the private remarks section to which only brokers and agents have access. We do not normally distribute the broker/agent access MLS sheet to the member/seller. Only the public MLS sheet has been uploaded and is viewable through your Iggyshouse.com account.

Why are there blanks on my MLS listing sheet?

The information collected from you within the MLS information screens of the Request MLS process only represent the fields of information that the MLS requires so that a property listing can be "Active". If you want the other fields to be activated, you may purchase MLS upgrades. They can be requested via email at help@iggyshouse.com. Many of the fields have lists from which to choose, therefore what you request to fill in the blank may not be available. We will do our best.

How do I make changes to my MLS listing?

Price, Commission, and Status changes are done through the website.

Price & Commission

To change the price and/or commission, click on "Edit Property" from the "Manage My Listings" page. The yellow "Price and Commission" tab will be near the top center.

Status

To change the status, click on "Update MLS Status" from the "Manage My Listings" page. Select the appropriate status and click "Confirm/Modify". Once completed, we will email confirmation.

Why is my MLS text different than what I wrote?

All verbiage provided by seller is editable by Iggys House to comply with MLS regulations and character limitations. Examples: Fair Housing violations, financing terms, contact information including email addresses and URL’s

Fair Housing violations:

We do business in accordance with the Federal Fair Housing Law (the Fair Housing Amendments Act of 1968).

It is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status or national origin.

How do buyer’s agents make offers?

This is an area where the reference to "For Sale by Owner" must not be mentioned. Although you may deal with the offer without the assistance of Iggys House Realty, Inc., this does not qualify your property as a "FSBO". The fact that the property is listed on the MLS through Iggys House Realty, Inc. means that Iggys House Realty, Inc is your listing broker and the property is not a "FSBO".

While an agent may "present" or "deliver" an offer to the seller, there are factors that may keep them from doing so.

The Iggys House email address and fax number are provided through the MLS listing. Many agents will email or fax offers to Iggys House which will be sent to you via email at the email address associated with your profile. The email will contain directions for you to respond.

Delivered directly to seller

Some agents will want to "present" the offer directly to the seller. Some agents will "deliver" the offer to the seller via email or in person.

State Regulations:

State Real Estate laws differ in the specific services that a real estate licensee must perform and how they are performed.

Some states require agents to send the offer to the listing agent.

Some states allow "delivery" of the offer but the agent is prohibited from verbally "negotiating" with the seller. Passing counteroffers through email or delivered documents is not considered "negotiating".

Broker Business Practice

A salesperson working for a brokerage must also follow the business practices that their broker requires. If their broker prohibits the salespersons from "presenting or delivering" the offer to the seller, they must operate within those rules.

To whom should the buyer write the Earnest Money deposit check?

A buyer using a real estate agent should write the Earnest Money check to the trust account of their agent or an attorney of the buyer’s choice. Iggys House does not hold Earnest Money deposits.

Even though there is an MLS listing for my property, is it still a FSBO?

How can I get my home on REALTOR.COM®?

Listing on an MLS is the only way to get a home on Realtor.com®. When we list your home on the MLS, it also appears on Realtor.com® for free.

This is incredible exposure for your home. Realtor.com® is the leading website where buyers search for homes. In 2007, 84% of all buyers searched for homes on the Internet. Out of these, 49% used Realtor.com®.

How long does it take for the MLS listing to show up on REALTOR.COM®?

As soon as we list your home on an MLS, we notify you by e-mail. Your home usually appears on the REALTOR.COM® website within 24-48 hours after you get that notification.

Why doesn’t the Realtor.com listing include all of the property information that is on my MLS listing?

Each MLS has designated what information will be sent to populate the REALTOR.COM® listing. MLS information field upgrades may appear in the property features section of the REALTOR.COM® listing.

How do I make changes to my Iggys House Member Profile?

The member name, contact numbers, and email address can be changed by clicking the "My Profile" button in the upper right of the "Manage My Listings" page.

How do I make changes to my Iggys House Property Posting?

The "Edit Property" section of the website will allow you to edit or add the following items:

To access the "Edit Property" section of the website

1. Login to your account.

2. Click on the "My Listings" tab – upper right.

3. Click on the "Edit Property" button – (Blue) - lower left.

How do I make changes to my MLS Listing?

MLS Listing Price/Commission Changes

1. Login to your account.

2. Click on the "My Listings" tab – upper right.

3. Click on the "Edit Property" button – (Blue) - lower left.

4. Choose the "Price & Commission" tab - (yellow) - top of the page.

5. Make the appropriate changes and click submit

6. Click the "Edit Property" tab – (yellow) – top of the page

7. Continue with other edits if necessary

8. Click "Republish" – (Blue) – top middle left

Once you complete the steps above, the request will be processed to the MLS listing and a confirmation email will be sent.

MLS Listing Status Changes

1. Login to your account.

2. Click on the "My Listings" tab. (Upper Right)

3. Click on the "Update MLS Status" button. (Lower Left)

4. Choose the appropriate status from the list.

5. Click Submit

6. If completed, you will be returned to the "Mange My Listings" page.

Once you complete the steps above, the request will be processed to the MLS listing and a confirmation email will be sent.

MLS Listing Information Fields

Changes and Upgrades to MLS information fields are currently requested by email. Please follow the instructions below and send your MLS information field requests to help@iggyshouse.com

During the 7 day free change period, a seller may request to "change" the detail(s) showing in the MLS information fields found on the downloadable MLS sheet. After the 7 day free change period, changes to MLS information fields will incur marketing fees. See prices for changes here.

At any time (including the 7 day free change period), if a seller wishes to have information in the fields that are showing as blank, the upgrade for that field will have to be purchased. See prices for MLS upgrades here

Most MLS information fields have lists to choose from when selecting the detail that will show on the MLS sheet. Some MLS fields are freeform text entry.

The first step to requesting an MLS information field change/upgrade is to send an email to help@iggyshouse.com providing the name(s) of the MLS information field(s) and we will provide you with the list of details that can be selected or let you know haw many characters can be entered into a freeform text entry field. Note: you can request the entire MLS entry detail sheet to decide if you want to proceed with the $89 full MLS listing which will include all of the MLS information fields available on the entry sheet.

The next step is to send an email to help@iggyshouse.com requesting the changes/upgrades to the MLS information fields you have chosen.

Once the request(s) have been completed, a confirmation email will be sent to the seller.

MLS Listing Text changes

Changes to the MLS text dexcription field are currently requested by email.

The text of your property posting on www.iggyshouse.com is not directly connected to your MLS listing or your Realtor.com listing. Any changes you make to the text will not automatically be transferred.

Please follow the instructions below and send your MLS text decription field change requests to help@iggyshouse.com

During the 7 day free change period, a seller may request to change the text showing in the MLS text description field found on the downloadable MLS sheet. After the 7 day free change period, changes to the MLS text description field will incur marketing fees. See prices for changes here

MLS’s differ in the amount of characters that are allowed to appear in the text description field on the MLS listing.

Please supply remarks that are no more than number of characters including spaces and punctuation that the MLS in which your property is listed allows.

MLS Listing Image changes/upgrades

Changes and Upgrades to MLS images are currently requested by email. Please follow the instructions below and send your MLS image requests to help@iggyshouse.com

During the 7 day free change period, a seller may request to "change" the (2) images included in the free MLS listing. The images can be replaced with different images (with exception to the MLS’s that require a frontal exterior image as the primary image on the MLS listing). After the 7 day free change period, changes to MLS images will incur marketing fees. See prices for changes here.

At any time (including the 7 day free change period), if a seller wishes to have additional images posted to the MLS listing, image upgrade(s) can be purchased. Note: The first 6 images on an MLS listing will automatically be transferred to the Realtor.com listing for free. See prices for MLS image upgrades here

To request image changes/upgrades, please send an email to help@iggyshouse.com. The images to be uploaded to the MLS listing should already be available on the Iggys House property posting. Please designate which images you wish to have posted to the MLS listing.

To designate the images easily, the grid of images on your photos page can be utilized by identifying the images by row and column. Row 1 is at the top, image 1 would be the furthest left in the row.
